Balvattan Steading

Boat of Garten, Cairngorms National Park

Conversion of dilapidated farm steading to 4 bed house and separate 2 bed holiday home for letting purposes. Primary challenge with farm steadings is the circulation through the space because the U shape means you get long circulation routes. This was resolved by creating the main access via a generous sized porch to the rear, to access the kitchen/dining room and then on to a double storey wing housing the bedrooms and double height sitting room with gallery over.

Features included splayed window reveals, use of rough plaster finish in the kitchen to give a ‘farmhouse’ feel, salvaging of an ornate baronial balcony for reuse in the gallery, and handmade ledged and braced doors with timber handles and latches.
